The BJP-led government in Goa recently issued notification penetrating to change of zone. The change in zone can also offer a revised view to the landscape of this union territory.
Apart from charges for change in zone the issued notification also states that lands displayed as settlement zones in Regional Plan (RP) 2001 are marked as No Development Zones (NDZ) in RP 2021 can be changed to settlement zones for no fee. The change of zone can be requested from orchard land to commercial (settlement).
An official of Town and Country planning said that the Government will verify each and every application before permitting the land conversion. In short, the official said that every application for land conversion will be scrutinized. The official further said that the law for change in zone is applicable to all Orchard landowners irrespective of any given time period.
According to the notification the charges are applicable for land in VP -2 (Village Panchayat -2) category villages in the talukas of Pernem, Bardez, Tiswadi, Ponda, Mormugao, Salcete and Canacona. The notification also states that 80% of the fee is likely to be charged in VP-2 category villages in the talukas of Bicholim, Sattari, Quepem, Sanguem and Dharbandora.
The notification also stated that 20% and 40% fee is likely to be increased for land in VP-1category villages and M2 class municipal areas/coastal villages respectively.
In the notification, column 3 specifies the rate of fee for change of zone from industrial zone to settlement zone and column 4 specifies the rate of fee for change of zone from settlement zone to industrial zone.
