In order to pave roads to new sectors the Haryana State Government is likely to permit an increase in FAR [Floor Area Ratio] to the builders. This increase will be sanctioned to the developers in Gurugram region if they show interest in the construction of roads that will connect directly with housing societies they are planning to build.
As per sources, the Department of Town and Country Planning (DTCP) is working on the plan to offer additional land for the construction of roads to the developers. The development of news sectors, between Sector 58 and 115 close to Dwarka Expressway is proposed in Gurugram Master Plan 2031. According to this plan, the realtors have to construct road to the societies they develop.
The acquisition of 500 acres of land to construct road is yet to be completed. The unavailability of land was the prime reason that the builders didn’t provide road to the societies.
According to the senior officials from DTCP, Huda, MCG and GMDA the authorities are planning to build a working policy for the same. According to the plan, the developers are instructed to buy land for their projects which are adjacent to the roads and the DTCP will offer more FAR to them in exchange of this under the transferable development rights.
This scheme is likely to be carried out in a phase-manner and 2-3 sectors will be covered under each phase a source said. The residents shifted to their unit are facing the issue of connectivity from the main road in the city. Due to the non-existence of roads, the work of sewage and drainage system are also in the under construction stage which is a problem for more than 1.5 lakh people who are residing in more than 200 societies here in Gurugram.
